A new market from one word: AI lead generation for property management
Once a lead engine exists, a new market should not need a new project. Starting from one word, "property management", we stood up a separate instance with its own data sources, database, dashboard and alerts.
The challenge
Property managers and homeowners' associations buy security, maintenance and services, but they are hard to list: many have little web presence, and generic web search returns directories instead of businesses.
What we built

Generate the profile
Claude writes the industry profile, covering buyers, services, categories, search queries and fit rules, from a single phrase. A person reviews it before it goes live.

Use the legal register
Texas requires every HOA to file with the state. Reading that public register gives near-complete coverage that crowdsourced data cannot match.

Add map data
OpenStreetMap fills in property businesses with published contact details.

Enrich for free
Free website discovery and scraping find contacts nightly, with no paid lookups.

Stand it up separately
Its own database, dashboard, alerts and safety switches. A new market cannot email anyone until three separate settings are changed on purpose.
Guardrails
- New instances start in dry-run with approval on, and no mailbox.
- Separate settings files, so one business's identity can never sign another's email.
- AI qualification runs only on new leads, so nightly costs stay flat as the list grows.
Results
- 13,500+ leads from free sources, including 10,000+ associations across Texas metros.
- About a quarter of associations given a contact email through free enrichment, matching a 300-lead sample run done first.
- No ongoing data cost: the nightly job uses only free sources.
